10 Top Tips for Selling Your Property

  1. Kerb Appeal
    The outside of your property is the first impression viewers will get of your property, so it is important to ensure where possible that all exterior paintwork is fresh, and that pathways and front patio or garden areas are nice and tidy.

  2. De-clutter
    Although it is still your home, remember that viewers will be trying to visualise themselves living in the property, so it is best to remove as many personal photographs/ornaments as possible (without making the room seem bare).

  3. Create Space
    If a room is crowded with furniture, you should consider whether some items could be removed and put into storage.

  4. Take Care of Odd Jobs
    Ensure that all those minor jobs are done, eg loose door handles or kitchen unit doors are tightened, grout and seals in the bathroom are cleaned or renewed, and any other jobs you have been meaning to attend to are done.

  5. A Welcoming Home
    A bright and welcoming feeling is a key factor for viewers, so you should do all you can to achieve this, for example by cleaning the windows inside and out, ensuring that all light bulbs are working and putting lamps in dark corners. It may also be a good idea to give some rooms a lick of paint in a neutral tone to make them bright and fresh. Clever placing of wall mirrors can also help to make rooms feel larger and complement the natural flow of light.

  6. Finishing Touches
    It may seem like a cliché, but things like fresh flowers, attractive soft furnishings and pleasant aromas (such as coffee or fresh bread) will all help to make your property more attractive to viewers.

  7. Garden
    Make sure that the garden is shown to its best by cutting the grass, tidying up planted borders etc. Nice garden furniture can make a patio area look appealing. If the garden enjoys a sunny aspect then ensure that viewers are aware of this, as this can be an important factor for some purchasers.

  8. Pets
    It is best to make arrangements where possible for the house to be clear of pets during viewings.

  9. Practice Viewing
    Prior to your first viewing, invite a friend around to do a “practice viewing”. This will ensure that you know the best way to show viewers around and highlight the features of your property. If there is potential to extend or convert any attic space in your property, then it would be worth pointing this out to viewers.

  10. Contact Details for Viewers
    We will provide you with a viewing sheet to obtain names and contact numbers of viewers, so that we can follow up with them after the viewing and obtain important feedback.
