** The LBTT Additional Dwelling Supplement can be reclaimed if the property you buy becomes your new main residence and you sell your previous main residence within 36 months of the date of the purchase.
If you are buying a newbuild property from a builder then there will be additional outlays for searches etc. (which are usually paid for by the seller but builders will not pay for them). These are usually in the region of £150.
If you are buying a property under a shared equity / assisted purchase scheme (e.g. First Home Fund, Lift, Help to Buy) then there will be additional fees and outlays. We will be able to advise you on the amounts involved depending on the individual circumstances of your transaction.
You may also wish to instruct an independent survey or specialist report over the property you are buying. We can assist you with this, and we can obtain a quote for you for the fees involved in any such reports.
Fee quotes are valid for a period of 6 months, and outlays are subject to any changes made by the Government and/or Registers of Scotland (which will be updated here as soon as possible). If the work we carry out for you turns out to be more complex than normal, we may require to increase our fee to take account of this (this is very unlikely and would only be done in exceptional cases). If you have an offer accepted and then your purchase does not proceed for whatever reason, we would charge you a reasonable fee to take into account the time spent dealing with your purchase.
