Buying a Property – Fees Calculator

  • What is the (estimated) purchase price of the property? (Please enter figures only with no commas.)
  • Will you be getting a mortgage over this property?
  • Are you a first-time buyer? A first-time buyer means a person who does not own nor has previously owned a dwelling anywhere in the world, and who intends to occupy the property being purchased as their only or main residence. (If there will be more than one purchaser, please only answer yes if all purchasers are first time buyers.)

  • Does the LBTT Additional Dwelling Supplement (ADS) apply to the purchase? ADS will apply if, at the end of the day on which you buy the property, you will own 2 or more dwellings and you are not replacing your main residence (ie selling your current main residence and moving in to the property you buy). Dwellings outside Scotland are included, and owning a share of a dwelling is included. You are deemed to own a dwelling which is owned (or a share of it is owned) by (a) your spouse or civil partner, (b) your cohabitant, or (c) a child under 16 who is a child of yours, your spouse or civil partner, or your cohabitant. ADS also applies to purchases of dwellings by companies and other non-individuals.

* The LBTT Additional Dwelling Supplement can be reclaimed if the property you buy becomes your new main residence and you sell your previous main residence within 18 months of the date of the purchase.

If you are buying a newbuild property from a builder then there will be additional outlays for searches etc. (which are usually paid for by the seller but builders will not pay for them). These are usually in the region of £150.

If you are buying a property under a shared equity / assisted purchase scheme (e.g. First Home Fund, Lift, Help to Buy) then there will be additional fees and outlays. We will be able to advise you on the amounts involved depending on the individual circumstances of your transaction.

Please note that some mortgage lenders use an online system which will result in additional fees/outlays of £38.

You may also wish to instruct an independent survey or specialist report over the property you are buying. We can assist you with this, and we can obtain a quote for you for the fees involved in any such reports.

I have used the services of Duncan McFadzean of ELP Arbuthnott McClanachan Solicitors regarding a dispute with my employers. I found him to be exceedingly professional in all my dealings with him. He worked hard in achieving me a settlement agreement with my employers. This was despite some difficulties with an intransigent employer who was difficult to deal with. He kept me informed about all aspects of my dispute and helped resolve things with the minimum of delay. I would have no hesitation in recommending him or ELP Arbuthnott McClanachan to anyone in need of a good solicitor.

My wife and I used ELP to update our wills which was done in a highly efficient, friendly and prompt manner. I would recommend highly ELP to anyone wanting to do the same thing.

Legal advice in Scotland at its best!

I cannot praise ELP highly enough for the excellent advice and service that they have given to me over the last three years. I arrived with a complex legal problem. With patience, good humour and fantastic attention to legal detail, Barbara Watson unravelled this complex set of facts, keeping me informed of progress every step of the way, and arrived at a solution that kept everyone happy. And all of this at a very reasonable fee.

I highly recommend this firm – I will certainly be using them for all of my legal needs in Scotland.

Dear Bob, just a little note to say a big “thank you” for all your hard work on what has been a very tricky purchase. I have really appreciated the regular communication and responsiveness.

I just wanted to thank you for your professional service you provided me during what is a very difficult time for me. Your experience, diligence and knowledge have resulted in a larger settlement of which I am very grateful . I also appreciated your patience and understanding of my situation. I would have no hesitation in recommending your services to others.

I would like to express my gratitude towards you for the professional, courteous, efficient, and helpful manner in which you conducted yourself within the business of dealing with myself and the sale of my property. You are a credit to yourself and the people that you represent.
