Once you have found a property you like, we will look at it in detail with you, consider all the available information in relation to the property, and advise you how best to proceed from a tactical point of view. How and when to make an offer, and how much to offer, will depend entirely on the type of property you are interested in and the particular circumstances of that property and its owners. Our solicitors will apply their market knowledge and negotiating skills, and before too long you will hopefully be hearing those lovely words: “Good news – your offer has been accepted!”
We will then progress the contract (also known as “missives“) and the conveyancing (the process of transferring title) as quickly and efficiently as possible, whilst continuing to keep you fully informed and advised. You will receive a detailed report on the title deeds for the property, along with any other important information which is revealed in the various searches etc. which we examine as part of the conveyancing process. We will do our best to ensure that any potential issues are identified and dealt with as quickly as possible. If you are getting a mortgage then we will likely be instructed by your lenders to deal with the legal work for your mortgage, and we will arrange for the loan funds to be released to us shortly before the purchase is due to settle.
Hopefully on the date of settlement you will be able to collect your keys and look back on a fairly straightforward and stress-free legal process for your property purchase.
