Whether you are a first-time buyer or a seasoned property investor, it is important to have an experienced conveyancing solicitor on your side from the outset to advise you on the legal aspects of purchasing a property.
We have a small, specialised team of residential conveyancing solicitors who are completely up to date with the constantly changing Scottish property market and who will work with you with a view to achieving the best possible outcome for you and as smooth a transaction as possible. Our service is of high quality, professional, good value for money and, above all, personal and friendly. We are very happy to take the time to discuss the purchase process with you and to answer any questions you may have at any time during the course of your property purchase.
Once you have found a property you like, we will look at it in detail with you, consider all the available information in relation to the property, and advise you how best to proceed from a tactical point of view. How and when to make an offer, and how much to offer, will depend entirely on the type of property you are interested in and the particular circumstances of that property and its owners. Our solicitors will apply their market knowledge and negotiating skills, and before too long you will hopefully be hearing those lovely words: “Good news – your offer has been accepted!”
We will then progress the contract (also known as “missives“) and the conveyancing (the process of transferring title) as quickly and efficiently as possible, whilst continuing to keep you fully informed and advised. You will receive a detailed report on the title deeds for the property, along with any other important information which is revealed in the various searches etc. which we examine as part of the conveyancing process. We will do our best to ensure that any potential issues are identified and dealt with as quickly as possible. If you are getting a mortgage then we will likely be instructed by your lenders to deal with the legal work for your mortgage, and we will arrange for the loan funds to be released to us shortly before the purchase is due to settle.
Hopefully on the date of settlement you will be able to collect your keys and look back on a fairly straightforward and stress-free legal process for your property purchase. We are pleased to say that this is the case for most of our clients. Inevitably, though, problematic issues will occasionally crop up which require to be dealt with, and it is often in such situations that our clients are most grateful for the help and advice we are able to offer.
We work very hard to provide a high quality, friendly service to our clients, and we are very proud of the excellent feedback we receive from our clients. Many of our clients recommend us to their family and friends, and come back to us when they are in need of our services again. We think that speaks volumes about the quality of the work that we do for our clients and the friendly and approachable nature of our team. If you are thinking of buying a property and would like to discuss this with one of our experienced conveyancing solicitors, please contact us.
Just to say thank you very much for your assistance in selling our flat – always prompt and professional, seeing us and keeping closely in touch with developments. What could have been a tedious long drawn-out process passed with remarkably little hassle for which we are very grateful.
Barbara has been absolutely fantastic in drawing up our wills. She was the perfect combination of understanding our requirements alongside challenging our thinking to ensure we now have much more robust plans in place for our estate. It has given us both peace of mind knowing things are in order and I wouldn’t hesitate to recommend her services and that of ELP.
We used ELP to help us purchase a flat in Scotland. We live in North Wales so the Scottish legal system was new to us. ELP brought us up to speed with the Scottish process of buying a property and were professional and efficient throughout the whole process. I wouldn’t hesitate to recommend them. They made the process stress free as we knew throughout that they had everything under control as they communicated with us regularly.

I use ELP to manage conveyancing on investment properties and some of these purchases can be complex and tedious and take time to resolve. Throughout this process the staff are approachable and friendly and the service is always efficient and effective. I continue to recommend ELP to family and friends.
Tiphereth is a medium sized Edinburgh charity, operating in the voluntary sector, offering care and work opportunities to adults with learning disabilities. We use ELP for legal advice and support in human resource issues, and for assistance in drafting letters, policies and contracts. The arrangement makes sense for us financially and is good value for money. ELP have been consistently helpful to our organisation over several years, offering clear legal advice on a wide spectrum of issues, and often doing so at very short notice.
I’ve turned to ELP for advice and support on a range of legal matters and have found them to be friendly, fast and efficient. A lot of people are intimidated by solicitors but ELP go out of their way to make legal support easy and accessible.
