  • UP-FRONT MARKETING COSTS

  • Home Report Cost £{{home_report}}

    The Home Report consists of a fairly detailed survey (which includes a valuation), an Energy Performance Certificate, and a Property Questionnaire (completed by you).

  • DEFERRED MARKETING COSTS

  • These costs are payable from the proceeds of sale, or 6 months after the property goes on the market, or when the property is taken off the market, whichever is the earliest.

  • ELP Arbuthnott McClanachan marketing fee - £413.34 plus VAT£{{elpam_fee}}

    This is to cover the cost of having professional photographs taken, a floor plan and video prepared, schedules printed, for sale boards put up, and the property marketed on Rightmove. (There is no charge at this stage for the time we spend arranging for your property to go on the market and dealing with enquiries.)

  • ESPC registration and Home Report upload fee £{{espc}}

    Your property will be advertised for an unlimited time on the ESPC website. Independent market research has shown the ESPC to be by far the best portal for marketing property in Edinburgh.

  • ANTI MONEY-LAUNDERING COMPLIANCE FEES

  • Standard individuals or couples set up and ID fee (£80+VAT) £{{law_society_fee}}

  • Origin of Funds checks (£55+VAT) £{{oof_check}}

  • Whenever a property is being sold or a mortgage repaid, we carry out Origin of funds checks. How long have you owned the property? How was the purchase funded? Has the amount of the mortgage been dramatically reduced in a short time? We will obtain supplementary documents confirming equity held, such as mortgage statements. Ingathering, collating and reviewing the destination bank accounts for funds transferred to you. Bank accounts must be in your name Funds to be sent to accounts outside the UK are not included. Excludes free proceeds being sent to anyone other than you. Each Additional Destination of Funds (such as in a Separation, Executry Sale or Re-Mortgage where surplus funds are paid to client etc.) will be charged at £30.

  • ESTATE AGENCY AND CONVEYANCING FEES AND OUTLAYS (deducted from the sale price)

  • ELP-AM Fee for all estate agency & conveyancing work £{{FORMATTED(elp_estate_agency_fee)}}

    This fee covers all work which we carry out for you in connection with the estate agency and the conveyancing for the sale of the property (there is no separate charge for conveyancing). For any sale price over £150,000 our fee is calculated as a percentage of the sale price so will vary depending on the exact sale price.

  • Land Register and Local Authority searches£{{land_registry_fee}}

    The Land Register Search is to prove who owns the property and that there is nothing to prevent you from giving a good title to the purchaser, and the Property Enquiry Certificate deals with all Local Authority matters in relation to the property, e.g. whether the roads are maintained by the Council, whether any Statutory Notices have been served etc. It is standard practice for the seller to pay for these searches which must be shown to the purchaser's solicitors.

  • Registers of Scotland’s fee to register Advance Notice £{{ros_fee_advance_notice}}

    The Advance Notice ensures that the purchaser is protected against your insolvency and any competing deeds which may be registered in the Land Register in the period between paying the purchase price and registering their title to the property.

  • Registers of Scotland’s fee to register the Discharge by your lender £{{ros_fee_register}}

    As part of the sale we have to obtain a Discharge from your mortgage lender and have this registered in the Land Register.

  • Total Up-Front Marketing Costs: £ {{FORMATTED(marketing_total)}}

  • Please note that there will occasionally be other outlays, for example: (a) if your property is in a former coal mining area then we will have to get a Coal Mining Report; (b) we may need to obtain a Plans Report to check whether the plan in your title deeds is sufficient for Registers of Scotland’s requirements, and if not we will have to get a deed plan to be attached to the title deed in favour of the purchasers; (c) if structural alterations have been carried out to your property and the documentation is not available then we will have to obtain copies from the Local Authority.

    As stated above, for any sale price over £150,000 our fee is calculated as a percentage of the sale price so will vary depending on the exact sale price.

    If you would like us to carry out some or all of the viewings then we can arrange for this to be done by viewing agents at all reasonable times at a rate of £30 + VAT / hour. Viewing costs will usually be invoiced along with the estate agency and conveyancing fees and outlays at the point of settlement of the sale and deducted from the proceeds of sale, but we may issue interim invoices for viewing costs and ask for these to be paid.

    If for any reason you decide to withdraw your property from the market, the deferred marketing costs would be payable and we would charge a reasonable fee of £395 + VAT to cover some of the time we have spent marketing the property for you and carrying out any conveyancing work, and we would require to be reimbursed for any outlays we have incurred in connection with the sale. However, please note that if you decide to re-market your property with us within eighteen months of your cancellation, we would be very pleased to deduct this from your final fee.

    Fee quotes are valid for a period of 6 months, and outlays are subject to any changes made by any third parties (which will be updated here as soon as possible). If the conveyancing work we carry out for you turns out to be more complex than normal, we may require to increase our fee to take account of this (this is very unlikely and would only be done in exceptional cases).
