Know Your Position Before You Offer

The strongest buyers are those who have already sold their existing property. An offer that is not dependent on a sale is significantly more attractive to sellers and can be decisive in a competitive situation.

Where a purchase must be subject to the sale of your own property, buyers should be aware that this does add pressure and may limit competitiveness, especially at closing dates. Understanding this from the outset allows expectations to be managed realistically.

Budget Beyond the Asking Price

Buyers often focus on the “offers over” figure without considering the true cost of purchase. In addition to the price paid, buyers must account for Land and Buildings Transaction Tax, legal fees, any additional survey costs and moving expenses.
