Our conveyancing team is able to deal with most of their usual work from home. However, Registers of Scotland are currently closed and the Law Society of Scotland issued guidance stating that conveyancing transactions which were due to settle during the current restrictions should be delayed. Interim measures have been put in place to allow some settlements to take place, but only in exceptional circumstances and where social distancing measures can be complied with. The Scottish Government has issued advice stating that parties should seek to reschedule settlements rather than move home at this time. We fully appreciate the disruption this will cause for many of our clients, and we are here to provide expert help and advice to guide you through the process of buying and/or selling property during these challenging times. Due to the current restrictions, we are not able to offer in-person viewings at the properties we are marketing, but we will do our best to facilitate virtual viewings where possible. Likewise, it is not currently possible for us to visit your property to carry out a valuation but we are very happy to provide a desktop or virtual valuation depending on your circumstances and to give you expert advice on marketing your property. This is a challenging and fast moving time for employers and employees. Government legislation and guidance is being produced in relation to various employment law issues including the furlough scheme (under which employers can agree with employees that they will cease working due to the impact of the COVID-19 on their business, and employers can then make a claim through HMRC for 80% of the employee’s salary subject to certain conditions and a cap), carrying forward holidays where these cannot be taken due to the COVID-19 situation, and other forms of financial support for businesses. We are keeping a close eye on developments and are advising employer and employee clients on these and related matters on an ongoing basis. We are continuing to advise landlord and tenant clients in relation to commercial lease matters. This includes work in anticipation of new leases, assignations of leases, and extensions and variations. In addition, given the impact of COVID-19, we receive many requests to review existing leases in relation to matters such as break clauses, notice and terminations provisions, and negotiation of temporary rent free periods, reductions and deferments. We can provide advice on all of these matters. COVID-19 has had a significant and disruptive effect on the judicial system. Cases are having to be prioritised and consideration given to certain hearings taking place by way of remote and electronic facilities. We are a small Edinburgh based Holiday accommodation letting and management agency. When we recently realized that we needed to formalize employment contracts for our staff.
